Terms of Service

1. Who we are

Delft Dibs is a student-run project operated by a small team of TU Delft students. We built this service to help fellow students and young professionals find housing faster across Delft, Rotterdam, and The Hague. While we are registered for the purpose of processing payments, this remains a small independent initiative and not a large commercial operation.

2. What the service does

Delft Dibs automatically monitors multiple third-party rental listing platforms across Delft, Rotterdam, and The Hague, and sends you email alerts when new listings appear that match your search preferences. We do not list housing ourselves. We aggregate and index publicly visible listings from other websites.

The service is currently free during our launch period. All features — including personalised email alerts and weekly market digests — are available at no cost while we study demand and refine the product. A paid plan will be introduced after the launch period ends. We will update these terms and notify all users at least 30 days before any charge is introduced.

3. Accuracy & limitations

We scrape and index listings automatically. This means:

• Listings may occasionally be outdated, duplicated, or missing by the time you see them.
• Rent figures, sizes, and other details are extracted from third-party pages and may contain errors.
• Our service may be temporarily unavailable due to changes on the platforms we monitor, server issues, or routine maintenance.
• Market analysis figures (median rent, scarcity scores, value estimates) are statistical approximations for informational purposes only. They are not financial advice.

We are a small student team and cannot guarantee perfect uptime, completeness, or accuracy. If you notice something wrong, please tell us. We genuinely want to fix it.

4. Accounts

To use Delft Dibs you must create a free account. By registering you confirm that:

• You are at least 18 years old, or have parental consent.
• The information you provide (name, email) is accurate.
• You will keep your login credentials secure and not share your account.

We reserve the right to suspend or remove accounts that abuse the service, attempt to scrape or reverse-engineer our systems, or violate these terms.

5. Pricing & payments

Delft Dibs is currently free during our launch period. No payment details are required to use any feature right now.

When a paid plan is introduced we will:

• Notify all existing users by email at least 30 days before any charge is introduced.
• Update these terms with full pricing, billing terms, and cancellation policy before the transition.
• Never charge you without your explicit agreement to the new terms.

Any future payments will be processed securely via Stripe. We will not store your card details ourselves.

6. Your data & privacy

What we collect: your email address, search preferences (rent range, property type, location, etc.), and a hashed session token to keep you logged in.

Why we collect it: solely to match your preferences against new listings and send you alerts. We do not build advertising profiles, sell data, or share it with third parties outside the services that keep Delft Dibs running (hosting provider and, when billing is introduced, Stripe for payment processing).

Cookies: we set one session cookie when you log in. It is HTTP-only, scoped to this domain, and used only for authentication. No tracking or analytics cookies are set.

Storage: all data is stored on EU-based servers. We retain your data for as long as your account is active. If you delete your account, your personal data is removed within 30 days.

7. Limitation of liability

Delft Dibs is provided "as is" without warranties of any kind. We are not liable for:

• Missing a listing due to a scraping delay, outage, or platform change.
• Inaccurate information extracted from third-party platforms.
• Any financial loss arising from decisions made based on our market data or alerts.
• Issues with listings, landlords, or rental agreements. Those are between you and the landlord directly.

Our maximum liability to you in any situation is limited to the amount you have paid us in the last 30 days (currently €0 during the free launch period).

8. Changes to these terms

We may update these terms as the service evolves. If we make significant changes we will notify you by email before they take effect. Continued use of Delft Dibs after changes take effect means you accept the updated terms.

We read every message. Response times may vary since we're doing this around our studies, but we aim to reply within a few days.
